The SEAI also administers the One Stop Shop scheme, which covers deeper whole-house retrofits including windows, insulation, heat pumps, and more. Who Qualifies for the Window Replacement Grant?
The grant applies to homeowners replacing windows in an existing residential property. The key eligibility conditions are:
- The property must be a home built and occupied before 2011
- The existing windows must be single glazed, or the existing double-glazed units must have failed
- The replacement windows must achieve a minimum A Window Energy Rating (WER)
- The installer must hold current SEAI registration as a registered contractor
- The grant application must be submitted and approved before work begins
- The homeowner must have paid Local Property Tax, or be exempt
The most common reason applications are declined is that work has already started before approval is received. This rule is firm. What Does the Grant Cover?
The SEAI window grant covers the replacement of existing windows with A-rated double or triple glazing. The grant applies to the whole dwelling, not per window.
External doors can be included in the same application under the door replacement grant element. This is worth combining if you are replacing both at the same time, as a single application covers both measures.

What Does A-Rated Mean for the Purpose of the Grant?
The A energy rating requirement refers to the Window Energy Rating (WER) system. This is a combined measure of the window’s thermal performance, solar heat gain, and air leakage.
A window rated A has a positive energy balance. It gains more useful heat from sunlight than it loses through conduction and air infiltration. This is the minimum standard required for grant eligibility.
A+ and A++ rated windows exceed this standard. They are eligible for the grant and offer better long-term energy performance.
The rating should appear on the product data sheet provided by the installer. Ask for it specifically before committing to any window specification.
What Is a SEAI-Registered Contractor and Why Does It Matter?
The SEAI maintains a register of approved contractors for each grant measure. For window replacement, your installer must appear on this register.
If the installer is not registered, the grant is not available through them, regardless of the window specification. Registration cannot be confirmed in advance by the homeowner and then transferred to an unregistered contractor.
Always ask for the SEAI registration number before you commit to an installer. A registered contractor will provide it without hesitation.

How Does the Application Process Work?
The SEAI application process follows a fixed sequence. Steps cannot be reordered.

Properties built after 2011 are generally not eligible for the SEAI individual upgrade grant, as they are assumed to have been built to modern energy standards.

If your property does not qualify for the individual grant, the Better Energy Communities scheme or local authority energy upgrade programmes may provide an alternative route. Can I Get a Grant for Roof Windows or Skylights?
The standard SEAI window replacement grant covers external-facing windows in the building envelope. Roof windows and skylights may qualify depending on their specification and how they are classified in the application.
Confirm with your installer and with the SEAI directly before assuming roof windows are covered. The specification and positioning of the unit determines eligibility, not the product name.
Can I Combine Window Grants With Other SEAI Measures?
Yes. The SEAI individual upgrade scheme allows multiple measures to be combined in a single application. Replacing windows alongside attic insulation, heat pump installation, or external wall insulation under the same application can increase total grant support and reduce the number of contractors you need to coordinate.

The application will be rejected. This is a firm rule with no exceptions. If your installer suggests beginning work before approval arrives, do not proceed.
Does the grant cover the full cost of window replacement?
No. The grant covers a portion of the cost. The remainder is paid by the homeowner. The grant is applied as a reduction on the final invoice when using a registered contractor who processes it on your behalf.
